A Tex-Zen Dream Bed-and-Breakfast
Experience the scenic beauty and serenity of the rural Texas Hill Country at Dripping Springs' most romantic and peaceful bed-and-breakfast accommodation where hospitality is foremost. A Tex-Zen Dream's two-room Cottage-of-Dreams bedroom annex is nestled 300 ft from the main residence on a picturesque hillside at the center of 10+ acres overlooking Sycamore Creek and a creek-side rose garden and gazebo. The private rooms are beautifully and immaculately decorated with custom and designer window and wall treatments, carpet, antiques, theme collectables, bedding and furnishings. The bedroom cottage is 100% designed, built and decorated by the proud innkeepers and proprietors, Loretta and Jeff Hankins, who live on the property, are dedicated to hospitality, and are enthusiastically available for help with their guest's hill country experience or event planning.

Location
By road, A Tex-Zen Dream B & B is centrally located 24 miles north of Wimberley, 18 miles east of Johnson City, about 25 miles south of Lake Travis, and about 29 miles west of downtown Austin. Tex-Zen Dreams is 9 miles northwest of central Dripping Springs and only 7 miles east of Pedernales Falls State Park. Visible from the property, the site of the annual Austin Muddy Buddy Ride and Run at Flat Creek Crossing is a short 5 mile ride away.
Area Things To Do
Come enjoy the peaceful serenity of a romantic Hill Country weekend retreat with the one you love. Tour one of the nearby wineries; shop for art or antiques in Wimberley; hike Pedernales Falls, Hamilton pool, or Westcave Preserve; bike the country back roads where Lance Armstrong lives and rides; relax listening to the sounds of falling water with a picnic at our creek-side gazebo or while strolling through the rose garden; soak in the hot tub, or nap in the comfy nearby hammock. For the more adventuresome, soar across the creek on our new Zipping 'n Dripping zip line adventure ride.

Cottage-of-Dreams -
The bedroom cottage features two separate non-adjoining rooms with private entries. Choose either the Bouquet or Boutonniere room, decorated in feminine or masculine motifs respectively. There is no common interior. Both rooms feature a private bath, kitchenette, and the following amenities:

Ambiance -
The endeavor at A Tex-Zen Dream B & B is to provide an oasis of peace and tranquility from the everyday world; consequently there are no telephones and no wi-fi service. Either room accommodates a maximum of two adults, and to preserve the high quality of the indoor environment, no smoking and no pets are allowed. The designer decor, antique furnishings, movie selection, and the ambiance we strive to maintain at the Cottage-of-Dreams are not suitable for children.

CANCELLATION: 24 hour grace period after making reservation - full refund. Refund of 80% on cancellations 14 days or more in advance of arrival date. No refund on cancellations less than 14 days before arrival date unless room is rebooked, in which case 80% refund. All cancellations must be by personal conversation - not e-mail or voice mail.

- Cottage-of-Dreams is not suitable for Children. See exceptions

Water conservation is mandatory, as the filtered and sanitized water supply is provided solely by rainwater collection. (Ask for a rainwater collection tour and you'll see a huge water tank, a water barn and harvesting system, and a unique mulched basin greywater waste system built by the innkeepers)
